Why Bashayer Final Phase Was Built as a Low-Rise Row on the Water
Every community has a last chapter, and this one is the shortest and the lowest. Modon Properties planned its closing release as a row of terraced buildings no taller than six floors, so almost every home keeps a view of the water rather than the next tower.
Six Floors, Many Terraces
The final release uses low-rise buildings with a ground floor plus five levels, stepped back so each home gains its own terrace. Every residence is described as having waterfront views, and some also face the golf course, which gives owners a choice between open sea and fairway green. Behind the buildings, the community shares a gated entrance, a swimming pool, a community centre, a children's play area, parks and green spaces, padel courts, a multi sports court, a gym and cycling and jogging trails. Modon's own description adds expansive windows that frame the Abu Dhabi skyline, so evenings can bring a city view as well as a water view. The low height also keeps streets calmer and gives the island a village scale.
What the Final Release Adds to Bashayer Final Phase
The last release brings one to three bedroom apartments, four bedroom penthouses and an all new townhome collection with duplex living across the ground and first floors. Modon Properties lists one bedroom apartments at 81 to 94 square metres, two bedrooms at 129 to 226 and three bedrooms at 178 to 299, while two bedroom townhomes run from 164 to 207 square metres and four bedroom townhomes from 253 to 386. Modon Properties also shows penthouses at 390 to 489 square metres, with average starting prices of roughly AED 2.5 million for a one bedroom and AED 4.3 million for a two bedroom townhome. Because averages hide big differences, floor, view and layout should be checked against the exact unit being offered.
