Why Cuba at Damac Islands Feels Unlike a Standard Waterfront Launch
Damac built this cluster to feel like a distinct address rather than one more phase inside a larger site, giving each themed pocket of the wider community its own character. This one leans into a tropical, warm toned mood across townhouses and villas set along the water.
Design Language Built Around Colour and Movement
Sunlit facades and lagoon facing terraces carry a warm palette rather than a flat white finish, with palm lined pathways running toward a shared beach edge. Landscaped courtyards and open plazas break up the massing between blocks, and shaded parks give families a cooler spot to sit through the middle of the day. Cycling and jogging tracks loop around the water, giving residents a reason to move through the community rather than drive everywhere for daily errands. A wellness focused zone sits apart from the louder social piazzas, splitting quiet recovery space from evening gathering space rather than mixing both into one generic clubhouse.
Townhouse and Villa Sizes at Cuba at Damac Islands
Damac laid out four and five bedroom townhouses across roughly 2,185 to 3,159 square feet, alongside five and six bedroom twin villas ranging from about 3,492 to 6,276 square feet. Pricing opens from AED 2.75 million for the townhouse tier, with villa pricing confirmed on a per unit basis given the larger footprint involved. Damac structured payment on a 75 to 25 split, with 20 percent due on booking, 55 percent spread across construction milestones and the remaining 25 percent due on handover at roughly one percent a month. That structure gives buyers a longer runway than a standard 50-50 split common elsewhere in the market.

Where This Sits Relative to the Rest of Dubai
Sheikh Zayed Road sits a short drive away, keeping Dubai Marina, Palm Jumeirah and Downtown Dubai within easy reach without placing the cluster in the middle of denser city traffic. The wider waterfront masterplan spans close to 21 million square feet across eight named clusters, so residents share access to lagoons and a central promenade well beyond their own street. That scale gives a single villa or townhouse purchase access to a shared water feature far larger than what a standalone project could offer alone, along with shared upkeep and management across the wider archipelago rather than a single isolated block.
