The Idea Behind Fay Hills in Abu Dhabi's Eco District
Taraf developed this community alongside Masdar City with one clear intent: prove that a villa address can sit inside a sustainability district without giving up scale or comfort. This address opens that conversation with 130 homes spread across shaded, garden lined streets.
Built to Meet Abu Dhabi's Highest Sustainability Bar
The development carries an Estidama 3 Pearl rating, the emirate's top sustainability benchmark, achieved through passive shading, water efficient landscaping and material choices that cut long term energy use. Five interconnected villages link back to shared parks and plazas rather than sitting as isolated blocks, so residents move between neighbourhoods on foot through green corridors instead of along a main road. Reflective pools and tea gardens sit alongside more active spaces, giving the wider layout a mix of quiet corners and places built for movement. That balance between built environment and open landscape shapes how each street here actually feels to walk through.
Villa Types Inside Fay Hills
Taraf grouped the current release, known as Fay Gardens, into three typologies named Terra Park, Aria Park and Azura Park, each drawing on a different natural element for its layout and material choice. Four bedroom villas start at around 3,500 square feet, five bedroom homes reach roughly 4,200 square feet, and six bedroom layouts extend to about 5,175 square feet with an attached pool and staff rooms. Prices for this phase start from around AED 4.5 million, positioned toward the villa end of Masdar City's wider portfolio of homes. Taraf carried the same material palette of natural stone, timber and floor to ceiling glazing across every typology, so bedroom count changes scale rather than finish quality.

Wellness Built Into Daily Routines
Outdoor gyms, jogging tracks and yoga pavilions sit within walking distance of most villas, giving residents a reason to step outside before checking a single notification. Children's playgrounds, picnic lawns and a community clubhouse cover family time, while wellness cafes and sound healing spaces handle the quieter end of the day. Community retail keeps daily errands close by without a drive off site, and shaded pedestrian paths connect every amenity so residents rarely need a car for a short trip within the community. That density of everyday wellness features is unusual for a villa community built at this scale.
