Serenia District West at Jumeirah Islands: Project Overview
Serenia District West is a 48-storey residential development by Palma Development, rising above the surrounding villas and townhouses of the gated Jumeirah Islands community in Dubai. The project offers 1, 2, and 3-bedroom apartments alongside 4-bedroom penthouses, with prices starting from AED 1.86 million. Handover is currently scheduled for Q4 2028, adding fresh new supply to an already established, low-rise neighbourhood.
Prime Location and Connectivity From Jumeirah Islands
The development sits close to several of Dubai's key routes and major destinations across the city. Sheikh Zayed Road is roughly 4 minutes away, Ibn Battuta Mall around 6 minutes, Al Khail Road about 10 minutes, Jebel Ali Racecourse and Palm Jumeirah each around 14 minutes away, Mall of the Emirates close to 19 minutes, and Ras Al Khor Wildlife Sanctuary around 21 minutes away. That mix keeps residents near major business, retail, and leisure hubs while staying inside a low-rise community away from the density of Dubai's busier high-rise districts.
Spacious Apartments and Penthouses at Serenia District West
Each residence is designed with open-plan layouts, floor-to-ceiling windows, and refined interior finishes meant to let in natural light and frame views across Jumeirah Islands and the surrounding low-rise skyline. Apartments range from roughly 825 to 2,650 sq. ft. across 1, 2, and 3-bedroom layouts, while the four-bedroom penthouses span an expansive 5,974 to 6,190 sq. ft. The range, from compact 1-bedroom apartments to full-floor penthouses with private layouts, suits first-time buyers, upgrading families, and investors targeting a premium rental segment within the same development.

Lifestyle Amenities Built Around Wellness and Convenience
Residents get access to a swimming pool, gymnasium, spa facilities, landscaped parks, and dedicated lounge areas, alongside children's play areas, dining outlets, restaurants, retail space, and healthcare facilities within the community. These amenities are built around everyday convenience as much as leisure, reducing how often residents need to leave the development for daily errands. The wider Serenia District also includes the Serenia Signature Clubhouse, adding a shared recreational space with its own dedicated wellness and leisure facilities beyond what any single residential tower typically offers in Jumeirah Islands.

Payment Plan and Investment Potential in Jumeirah Islands
Serenia District West is offered on a 60/40 payment plan: 10% paid at booking, 50% spread across five construction milestones, and the remaining 40% due on handover in Q4 2028. That structure spreads cost over the build period rather than requiring a large sum upfront, which suits both end-users planning ahead and investors looking to secure a unit in a sought-after, established residential community while the project is still under construction. For buyers comparing options across Dubai, the combination of unit variety, a gated low-rise setting, and a staged payment schedule positions Serenia District West as a practical entry point into Jumeirah Islands.
