What Sets Wadeem Gardens by Modon Apart
Modon Properties designed and builds every home in this collection, handing buyers a finished villa rather than a plot to develop on their own. Standing on Hudayriyat Island in Abu Dhabi, these four, five and six bedroom villas sit within a gated community built around the same masterplan as the wider island.
Hudayriyat Island's Fast-Moving New Address
This corner of Abu Dhabi has drawn attention well before these villas were announced, since the neighbouring serviced plots on the same island sold out within seventy two hours of release, the highest valued real estate launch the emirate saw that year. That kind of pace says something about how few new residential pockets this close to the city centre have opened in the past decade and a half. Hudayriyat Island itself was shaped as a large scale natural destination, mixing residential pockets with open coastline rather than packing towers along the water's edge. Buyers moving into this collection join a community still taking shape, with construction and daily life expected to grow side by side over the coming years.
Villas Inside Wadeem Gardens by Modon
Four bedroom villas here run from roughly 4,628 to 5,726 square feet, while five bedroom homes stretch from about 5,490 to 6,781 square feet, with six bedroom layouts sitting above both as the largest option in the release. Prices start from around AED 8.7 million, positioning this collection as a fully built alternative to the raw land sold elsewhere on the island. Modon Properties kept every villa standalone rather than semi-detached, giving each household its own boundary and outdoor space rather than a shared wall. Modon Properties also aligned these homes with the same community infrastructure used across the wider island, so residents are not left waiting on separate utilities or access roads built later. Every layout was sized generously enough that a growing household has room to spread out without needing to move again in a few years.

A Walkable, Amenity-Rich Community
Daily life around this collection runs through a community centre stocked with shopping outlets, alongside a private school and a mosque within easy reach. A central park anchors the neighbourhood, connected by cycling paths that loop through landscaped greenery rather than running along a busy road. A recreational hub brings together swimming pools, a jogging track and sports courts, while a dedicated yoga and meditation zone covers the quieter side of daily routine. The whole layout was planned to be walkable, so a short stroll rather than a drive covers most errands.
